Description |
This is a well lit second floor apartment with a fair bit of natural light, decent sized windows and a balcony. Here's some quick things about the place and area: * 2-5 minutes drive from the nearest on-ramp to Highway 15 * 2 bedrooms makes it ideal for families * Saint-Luc High School is practically next door, 7 min walk * Easy-to-clean hardwood floors means you never worry about permanent or long lasting wine stains or worse * 13 different stores within 5 to 14 minutes walking distance including * 14 coffee shops within 5 to 20 minutes walking distance * 10 BIXI bike share stations are within 10 to 25 minutes walk distance * 18 daycares within 5 to 19 minutes walk (3 are less than 10 min walk) * 5 bus stops within a 4 to 6 minute walk, you can ditch the car if needed (bus route 51 bus stop is within 2-3 min walk) What's more... * 5 schools are only 5 minutes walk away if you need more options * 3 movie theatres within 30 minutes walk if you like the full cinema experience * A Canada Post outlet is 16 min walk away for snail mail or package sending/pick up * TD Canada Trust, RBC Royal Bank and CIBC bank branches are 4 to 6 min walk away for your financial needs * There are 13 grocery stores or supermarkets within walking distance (7 of them are within 5 minutes walk) * "Parc de la Confederation" is right across the street (2 to 3 minute walk) * Benny and Ellerdale Park playgrounds are only 9 to 10 minutes walk away If you want more information about the area you can use ther intersection of: * W Hill Ave & Fielding Ave, Montréal, QC H4V 2W6 (aka West Hill Ave & Fielding Ave) * our building is 2-3 min walk from that intersection Electricity, heating and hot water is paid for by the tenant while we cover any current or future water fees. The apartment has its own hot water tank and electricity meter. There's also a fridge, stove and oven included. There are no washing or drying machines in the apartment - instead coin operated (not token/card operated) laundry machines are provided in the building on the first floor... If this works for you, see the "How to Apply" section below. ## Who Is This Apartment Not For? If you have a lot of things or like to hoard a lot of things this apartment is likely not for you... If you always smoke indoors, this apartment is not for you. If you're a pet owner, this apartment is likely not for you unless you can show that you're pretty responsible, can take care of your animals and not offend your neighbours. We generally have a pet-free, smoke-free building policy for new tenants unless you have express written permission from the owner. ## A Note About Parking We have parking spots (ranging from 3-6, more if you park at the sides and aren't scared of the parking police) however we also have a lot of tenants who have cars however they park at all sorts of different times. So all I can say is that there might be parking however it's not guaranteed on any particular day or time. You might have to park on the street or somewhere else sometimes. *Note*: paid street parking passes for NDG are available from the city ## How to Apply There is a credit check and application required as we only want to work with reliable people. If you're not interested in meeting that requirement, do not contact us as we don't want to waste your time or our time. Here's what you need to do... Send a message to us through Kijiji or by email. In that email answer some of the following questions: * Why do you need an apartment of that size or in that area? * How many people will be living in the unit (including yourself)? * What is everyone's age? * What kind of daily work/jobs do you (and/or others living with you) have? * Can you tell us a bit more about yourself? Hobbies, education, etc. It helps us get a better idea of who you are and whether we're the right fit for you. ## What Happens Next If we think you're a possible good fit we'll send you an apartment viewing scheduling link through Calendly (or another method). Remote viewing or virtual touring the unit is possible (through Zoom, Facetime, etc) though not recommended as you may not get the best feel for the location. If after seeing the apartment you wish to continue you can fill out the online application form (or a pdf version). After reviewing the application, if we like what we see we will do a credit check (maybe a criminal, legal or background check). Then we get back to you within 48 hours *if* you're a good fit with an offer to rent which you can choose to accept/decline. If you're not a good fit, you may not hear back from us at all. |
