This is a clean, simple one bedroom, first floor/street level 3 1/2 apartment. Here's some quick things about the place and area: * You are near Highway 20 which helps you cross the city or get downtown fairly quickly... * There's free street parking, a 48 h parking lot right beside the building (30 second walk) and 24 h free city parking 3-5 min walk away... * If you want convenient shopping, there are over 13 different stores and shops nearby... * For those who like their coffee shops, there are 11 nearby... Some within 11 minutes walking distance... * There are 15 bus stops within a 2 - 5 min walking distance that can take you all over the city if you don't use a car... * The 496 Express, 491 heading straight to Metro Lionel-Groulx and the 195 goes right by Carrefour Angrignon shopping mall... What's more... * There are 4 schools nearby (one primary school 8 min walk... one secondary school 18 min walk)... * There are daycares nearby (The Garderie des Globe-Trotteurs daycare is only 5 min walk away)... * There are 14 restaurants/eateries within 2 to 13 minutes walk... * If you bank with Desjardins or Laurentienne, the nearest branches are 17 minutes walk away... * There are at least 12 food stores/supermarkets within 18 to 29 minutes walking distance... * Three parks within 24 minutes walk... (With Francis-Daoust Park and its playground only a minute walk, right near the building) * There are several bars within 24-30 minutes walk of the building... Electricity, heating and hot water is paid for by the tenant while we cover the water tax if applicable... If you want to check the area yourself, you can use the intersection in an internet map site (Rue Victoria & 1re Avenue, Montréal, QC H8S 2S2). The apartment has its own hot water tank and electricity meter... Appliances such as stove and refrigerator are included (though not shown in photos, we usually acquire them closer to date of move in). Washer and dryer are not included. Note that there are connections for washer and dryer in the unit. If this works for you, see the "How to Apply" section below. ## Who Is This Apartment Not For? If you have a lot of things or like to hoard a lot of things this apartment is likely not for you... it may not be big enough. If you always smoke indoors, this apartment is not for you. If you're a pet owner, this apartment is likely not for you unless you can show that you're pretty responsible, can take care of your animals and not offend your neighbours. We generally have a pet-free, smoke-free building policy for new tenants unless you have express written permission from the owner. ## A Note About Parking There is currently no available on-site parking. *Note*: paid street parking passes for Lachine are available from the city ## How to Apply There is a credit check and application required as we only want to work with reliable people. If you're not interested in meeting that requirement, do not contact us as we don't want to waste your time or our time. Here's what you need to do... Send a message to us through Kijiji or by email. In that email answer some of the following questions: * Why do you need an apartment of that size or in that area? * How many people will be living in the unit (including yourself)? * What is everyone's age? * What kind of daily work/jobs do you (and/or others living with you) have? * Can you tell us a bit more about yourself? Hobbies, education, etc. It helps us get a better idea of who you are and whether we're the right fit for you. ## What Happens Next If we think you're a possible good fit we'll send you an apartment viewing scheduling link through Calendly (or another method). Remote viewing or virtual touring the unit is possible (through Zoom, Facetime, etc) though not recommended as you may not get the best feel for the location. If after seeing the apartment you wish to continue you can fill out the online application form (or a pdf version). After reviewing the application, if we like what we see we will do a credit check (maybe a criminal, legal or background check). Then we get back to you within 48 hours *if* you're a good fit with an offer to rent which you can choose to accept/decline. If you're not a good fit, you may not hear back from us at all. |
