| I will be away on business for a period ranging from 6 months to 3 years, depending on the outcome of contract negotiations with a client. However, I will always provide you with at least 3 months' notice if I need to return and reclaim my apartment, giving you plenty of time to make alternative arrangements. Apartment Features: -Unit 2, Upstairs apartment - Fully equipped with a fridge, stove, microwave, washer, dryer, and smart lock. - Includes a balcony, garden, furnishings (bed, tables, chairs, sofa), a den, window air conditioning unit, private entrance, and street parking. - Utilities (Hydro, Heat, and Water) are included. Location and Convenience: - The unit is the upstairs part of a duplex, just a 12-minute drive to downtown Ottawa without traffic (20 minutes with traffic). - A convenience store is a 3-minute walk away, a grocery store is a 3-minute drive, Walmart is 5 minutes by car, and a shopping mall is only 4 minutes away. - The apartment is located in a quiet, safe, and peaceful neighbourhood. Rental Terms: - This sublet is available for a single individual only; the apartment is not suitable for couples or roommates. - Rent is due on the 15th of each month, with no exceptions for late payments. Payments must be made via Interac E-transfers. - Only the first month’s rent is required upfront, with no last month’s rent or deposits needed, in accordance with Quebec regulations. - A digital lease will be required for an initial term of 3 months, with automatic renewals every 3 months. This arrangement provides security for both parties in case of an unexpected return to Canada due to emergencies or accidents. Must provide proof of income, government identification, phone and email contact, must agree to collecting my mail from the mailbox and putting it aside in a safe spot within the apartment for my upon my return or until I send someone to collect it for me, and must submit the following details: - who will be staying in the unit - if you will be bringing any pets - if you need parking (if not the rent actually is $1450 without parking) - where and what you do for work - how long will you need my apartment Rent is excepted to be paid no later than the 12noon on the 15th of each month, you may pay it earlier than the 15th but never after as there is no tolerance for late payments.
