The bedroom door has black-out tape to prevent sunlight from coming in the morning (but you can remove it). The neighborhood is very safe and well-lit. Lively during the day in the summer with a mix of millennials and families. Plenty of food options all around. NOT INCLUDED: - No balcony - Not furnished - Hydro not Included - Internet not Included - Locker optional add on ($90/month) - Garage parking not included but may be available AMENITIES: - Party room and bbq area is FREE to book. - Bike parking inside the garage. - Small gym - No concierge (which means orders are delivered to your door!) REQUIREMENTS: - Reference from previous landlord - Reference from employer (direct manager) - Credit score - Employment letter with salary - First and last month payment RENT TERMS: - This is a lease takeover - the lease ends on January 31st. - The monthly rate in the contract right now is $2,500, but the locker is being rented out for $90 (so effectively the rent has been $2,410). - On the contract it will say $2,500, but you would take over the locker lease (so get back $90/month), and you'll get back $1680 up-front as a bonus (which would effectively bring the rent down to $2,200/month for the duration of the 8-month lease takeover).
