Hey! We (two males in our late-20s and mid-30s) are looking for a cool, respectful, and nice roommate to share our 3-bedroom apartment with. The apartment is conveniently located at Church/Gerrard, which is about a four minutes walk from Yonge&Dundas Square, directly across from a Metro grocery store, closeby to the University of Toronto as well as George Brown College, and right on-site of Toronto Metropolitan University, with security nearby ensuring a safe campus. The cost is $840 per month which covers rent, water, electricity, high-speed internet- nothing else needs to be paid for except the money you put on your laundry card. The apartment has heat in the winter and air conditioning in the summer. The laundry is on the main floor of the building. There are no vacancies in the parking garage at this time, but tenants and guests can park in front of the building for free on Sundays, and before 8am and after 6pm on any other day. The building does not have a permanent and secure bicycle storage area, but there is a Toronto Bike Share station across the street. The living spaces of the unit itself are the living room, dining room, kitchen, with shared bathroom, as well as a balcony- these are all common spaces which are welcome to be shared by you or your guests. The bedroom being offered is the second largest of the apartment, and it features a large walk-in closet which can be used for clothing, storage, or any other needs. The bedroom comes unfurnished so the room is yours to stylize. This unit is available for JULY 1st 2025 and although we are looking for someone who intends on staying long-term, we may also be able to accommodate a two month JULY-AUGUST stay. Please do not e-mail asking if it is available any earlier, because it will be guaranteed occupied until then. In order to secure the place, I follow the standard practice of requiring first and last month's rent as a confirmation, otherwise I am put at risk of someone dropping out and leaving me stranded with an unoccupied room. *We ALWAYS take initial viewing appointments ONLY virtually. After we feel we've found the best candidates, we will invite them to come by in person, and of the people who confirm their interest in securing the apartment, we make a decision from there. You must be prepared to commit to the maintenance that comes with sustaining a healthy living environment. If you are of the mindset that since this is your home too, the place is totally yours to do what you want with, unfortunately we are not a match and it is in your best interest to look elsewhere! COMMUNICATION – The three of us must agree to respectfully say something if we have a problem, be open to listening, and be willing to move forward. RESPONSIBILITY – The three of us must agree to take initiative in taking good care of the place, in example: cleaning dishes promptly after use, being sure to turn off the stove, locking the door, turning off lights, keeping our rooms clean, sharing the bathroom. We follow a weekly cleaning schedule, that we never skip, that you must be prepared to commit to. EMPATHY – The three of us must agree to always be mindful of each other in order to ensure that everyone feels at home in the space they live in. Sharing common areas. Not being loud late at night or early morning. Zero smoking or vaping.
