Offering 2nd floor unfurnished bedroom (126 sqft) with attached large loft (3rd floor accessible by private staircase in unit; 224 sqft) in a spacious shared 3 bdrm home located in the exclusive Beaches Triangle area. No closet, however, huge window in bedroom area (3x5’) that has screen and tilt feature, smaller window(1.5x1.5’) in the loft that also has screen and easy to open, plenty of space to set up bed, dressers, clothing rack and separate sitting/office/entertaining/work out/creative space area. Make it what works for you. Home will be shared with one other female tenant, and myself (female owner-landlord). Shared/common spaces include: spacious kitchen (1st floor), living and dining room (1st floor), three piece bathroom (2nd floor), powder room (basement), in house laundry (basement) and fenced backyard with perennial gardens. All residents expected to maintain cleaning of common areas or split cost of a cleaner. Home has plenty of natural light. Kitchen is a dream if you enjoy cooking with plenty of stone counter space, large double sinks with modern spray faucet combo, ultra quiet Bosch dishwasher, stainless steel stove/oven and fridge, above stove microwave, private unit-designated kitchen cupboard space, Keurig, double multi function toaster, electric kettle, ninja blender, cleaning supplies pantry and Roomba vacuum to use. Dining area seats 6 comfortably. Living room has leather chaise lounge sofa. Both rooms are great for hosting friends and family. Home features central air and heat, hardwood and ceramic tile flooring, front loader washer and gas dryer, dishwasher, stand up freezer, outdoor security cameras, outdoor covered area for bike storage, 3 piece bathroom and powder room, street permit parking only. Two designated outdoor smoking areas. Utilities included but not wifi. Unfortunately, no pets. Neighbourhood features: TTC (Queen/Woodbine), beaches and boardwalk, Summerville Olympic Pools, Woodbine park and others, gorgeous public library, Balmy Beach Club, banks, seasonal street festivals (Jazz Fest, Rib Fest, concerts and many others), movie theatre, outdoor skating rink, bike paths, grocery stores, cafes, pharmacies, doctor/dental offices, shopping, restaurants and more. Prospective tenants will be required to fill out a standard residential rental application form 410 (Ontario Real Estate Association). Application requirements include: credit check and score, 3 consecutive pay stubs, employment references, landlord and personal references (form available free online for reference). Upon successful application, tenant will be required to forward first and last month’s rent and key deposit. I am friendly, chill and respectful. I enjoy nature, gardening, classic cars, live music, playing cards/boardgames, reading and watching films/series. I do not mind if you would like to host family/friends.
