| 1/25/2025: ALL PICTURES POSTED IN THIS AD ARE OF THE ROOM RENTAL ON THE 2ND FLOOR - CAN BE FURNISHED OR PARTIALLY FURNISHED - Seeking tenant for room rental in cozy country home centrally located between Perth, Smiths Falls and Carleton Place and 30 minutes to Kanata. Located on a private 2 acre wooded lot surrounded 360 degrees by trees, squirrels & plenty of birds. The ideal candidate would be retired or a homebased employee and having a car is mandatory. WHAT'S INCLUDED: It includes heat (natural gas with backup wood) / hydro / air conditioning and unlimited highspeed internet plus there is laundry in the basement. I am the owner (retired female) and live exclusively on the ground floor with my longtime boyfriend Jay. We take care of all snow clearing on the property and the local roads are plowed regularly. There's a large parking / turnaround area with plenty of room for extra vehicles. PRICE: $800 inclusive per month - large room 18 x 11.5 feet with an additional walk-in closet and a large balcony. An additional bedroom on the 2nd floor can also be included for an additional cost. The balcony faces west and gets sun from noon onwards. SEEKING: I'm preferably looking for a long-term tenant but the ideal candidate must be mature and 35 years plus with some form of steady income. I'm looking for someone who is clean, quiet, considerate and free of "excessive" substance abuse. This room rental is almost like having your own little apartment as it has a mini-kitchenette and total privacy once you close the door. PETS: I have 3 well behaved dogs (1 medium and 2 smaller) but they are restricted to the lower level with a gate at the bottom of the stairs. I always keep my dogs in my downstairs bedroom at night, so they don't bark if a tenant is out for the evening. I can't accommodate more dogs, but a well-behaved indoor cat would be considered. LOCAL COMMUNITY: a small community with large lots and quiet streets to take daily walks and the Lanark Trail is a couple minutes down the road. Plus the Beckwith Golf Club is right down the street within walking or driving distance. I'm an avid gardener and plan to build a double poly greenhouse this spring for 3 (possibly 4 season) growing. I also plan to install some solar panels with lithium batteries for emergency preparedness situations / power outages. If you are someone with knowledge or interest in those areas, your input would be appreciated. HOW TO PROCEED: The ad is long but if someone is really serious about moving, these are things they'd want to know. But if you're SERIOUSLY INTERESTED, I would need to know more about you - like where you're living now, when you want to move and if you have any pets. As usual first and last month's rent are required as well as previous landlord references and proof of income.
