Available immediately. Still available if the Ad is up! I have a light filled bedroom upstairs for you. You'd share common spaces: kitchen, bathroom, dining room, basement laundry, front & back yard with me. I am seeking one housemate. Just you and myself in the house. *House* The house is a detached 1940s house with small kitchen, bathroom, narrow hallways and stairs. It is bright, with hardwood flooring, front flower gardens and backyard vegetable raised beds. Situated on a quiet street with friendly and quiet neighbors. *Room 1* The first two collage photos. The newly painted private bedroom is 4x2.8m (13'4"x9'4") 124 sq ft North facing natural light filled by a very large North facing window overlooking the backyard. It is a single occupancy room on the second floor with two closets. An IKEA double bed with a mattress, a computer desk and a floor lamp are currently in the room. They can be removed upon request. In summer months I can provide a portable AC in your room until I replace the broken central AC with a heat pump. *Room 2* The last collage photo My daughter's room is smaller and fully furnished. She got married, moved out and will not be back for the time being. It can be cleared out to be used as an office for additional rent if there is an interest. *Bathroom* Small bathtub shower combo on the ground level. That means you need to go down the stairs every time you visit the bathroom. *Kitchen* kitchenware and utensils are shared. *Utilities* Included in the rent is your share of heat +hydro +water =$94/mth (winter higher, summer lower) Fiber optic high speed Internet $40/mth wifi and Cat6 cable to the room are also included. *Laundry* Washer and dryer are in the basement. There are also two clothes lines in the backyard. I use them year round. *Environment* Completely non-smoking and odour-free home with no parties, no drugs and no loud music. We’ll both clean the shared spaces. No pets please *Safety* Smoke & CO Alarms and Fire Extinguisher on every floor, Fire Blanket in the kitchen. Exterior Motion Sensor Lights *Parking* On street parking available. Off street parking available only when winter on street parking ban is on. *Neighbourhood* The house is centrally located in the heart of Westboro in a safe, quiet and walkable area. Groceries (Real Canadian Superstore, Farm Boy), restaurants and cafes are a block away. Farmers market (Summer to Fall) 15 minutes walk away. Byron bike path is also a block away. *Public transit* Bus #11, 51, 81 & 153 a block away. 15 minutes walk to the upcoming Westboro LRT station. *Visitors* I might have friends and my daughter over for dinner a few times a year. *Me* I’m an active and outdoorsy semi-retired carpenter with a university degree and a teaching certificate. I value open communication, cleanliness and respect for personal space. I am drama-free and into peaceful, shared, living environment. I'm a nonsmoker into good conversations with solid folks. I tend to my vegetable garden and wormy composters. I love thrifty finds, tasty spicy food, trail running and back country skiing. I am in contact with previous housemates. They can be available as my references to you. *You* You are into healthy lifestyle, odour-free, respectful relationships and lives with minimal ecological footprint in mind and share the aforementioned values. *Information exchange and application process:* 1-Please do not message just to ask if the room is available.
