The kitchen and bathroom are shared amongst the four roommates. There is a separate apartment in the basement, however the entrance to the basement is off the main floor kitchen. There is a common living room, common entrance, common bathroom, common kitchen and common backyard. Two rooms are rented by adult males who work from home and stay in their rooms most of the time. The house rules are no excessive noise anytime, clean up in the kitchen immediately after you're finished using it, keep the bathroom clean and take out the garbage once a week. Utilities, gas, electricity, water and internet are included. You do not have to pay any extra for these. First and last months are required in advance including a $500 key and cleaning deposit. The $500 is completely refundable at the end when you return the keys and the room is left as clean as it was when you moved in with no damage. To reserve the room, you must pay the first month's rent of $700 and the security deposit of $500. Last month's rent of $700 is required before moving in. Therefore it will cost a total of $1900 to move in. The rental application requires proof of three months employment with a work reference check phone call. Students are required to provide a parent as a signed guarantor and reference phone call. No pets allowed and no smoking cigarettes or cannabis indoors anywhere allowed. No couples allowed, one person per room only. The minimum term is a one-year lease, 12 months. There is no subletting, summer subletting or lease assignment allowed. You must pay the full rent for the full 12 months minimum. After that your rental agreement automatically switches to month to month. There is no refund of the rent if you decide not to move in, please take your time to make your decision before. If for some reason your rental application is denied, you will be fully refunded. With reference to the photo of the living room, the sofas come with the rental, but the television does not.
