| Looking for two roommates to join a lease on a 3 story house in East York. There's a basement room with its own bathroom, and a top-floor room that shares a bathroom with my room. Single applicants are welcome, or you can apply as a pair! ABOUT THE UNIT: The place is a beautiful, spacious, 3 story house in a cozy neighbourhood in East York. It has two kitchens, in-unit laundry, and a really nice sun room with skylights that’s make a great office/WFH space. The house is unfurnished, but I have some furniture in the common areas, and I also have a big shelf of books and a hacked Wii and soon-to-be-hacked PS3 in the living room if that’s a plus for you! It’s close to both Main Station, and the Danforth GO station, which is on the LE line. There’s a great network of ravines and parks nearby that connect from the Don Valley to Warden Station. I’ve has a really nice time for the two years I’ve lived here, and I think that you would too! AVALIABILITY: The upstairs room is free for move-in immediately, and the basement room will be free by June 1st at the latest. PRICE: The house is $3460 split 3 ways, so $1553 each. Utilities generally come to $400/month for the whole house, also split 3 ways, so $133 each. The house is rent-controlled! LEASE TERMS and DOCUMENTS: I would like to have everyone in the house to be on the lease with the landlord, which would start June 15th. An earlier move-in date is fine, we can work out a partial rent and a roommate agreement in the meantime. The landlord is looking for 1 year leases to start (which automatically go month-to-month after. He also will require proof on income, full Equifax credit check, a reference, and ID when you decide to formally apply, and first and last months rent when you sign the lease. ACCESSABILITY: Both bedrooms are a flight of stairs from the main floor, and there’s a few steps required to get to the front door, all with rails. Both washrooms are showers, neither have special accessibility features. The I don’t use strong perfumes/sprays, and would want my roommates to only use light scents (I get migraines). The house has two cats at the moment who will be moving out by the end of the month, but it may take a while to become safe for those with allergies.
