Description
Bright and Spacious, Private Basement Room – about 10ft in width by 23ft. in length with a 10ft. high ceiling. Available for July 1st,15st or August 1st. Located in a beautiful country home on a well landscaped scenic 1 acre treed lot. The residential property offers privacy and a serene environment with a forest behind the house. Our local paved roads are usually well maintained during the winter period and we handle the snow removable and landscaping ourselves. Plenty of parking available. As the owners, we reside on the premises upstairs and will attend to any concerns or maintenance requests personally and promptly. We are “Pet Friendly” and own 2 dogs and cats. Currently furnished with a Queen Sized bed and a large Computer Desk which can be removed if not required. The room still also provides plenty of space for additional furniture. There is laminate flooring throughout the room which is cool and comfortable in the summer months. The residence has a wood burning stove upstairs, a water treatment system, and a recently installed gas furnace with central air conditioning as well. In addition, we also have a Wood Pellet Stove in the basement near the room, for additional heating in the fall and winter. Convenient access to a newly installed private 3 piece washroom and shower within the unit. The room is well lit by 3 good sized double windows installed with blinds. Laundry facilities are shared. Equipped with a Stove and Fridge, including an island table for preparing your meals, at your disposal. There is also another adjacent space being used as a craft room with a large table, that could be used for a dining area or folding your laundry. You can also set-up a garden on our property to grow your own food, if you are interested. The Internet service is excellent for streaming Netflix and YouTube videos or for doing some remote work. This feature is all inclusive with your Hydro and Heat usage. As a plus, we have gas barbecue facilities with a table on the back deck, and a pool table in the basement for shared recreational use. The scenic front lawn also has a patio table for relaxing and eating outdoors. As well, there is a very large outdoor dog enclosure with pleasant landscaping, a sizable fire-pit inside the area with another patio dining table. It must be seen to fully appreciate the overall spaciousness of the residence. So, you are not just restricted to your individual rental room by any means! If you are not familiar with the area, rest assured, we have plenty of local festivities, pubs, restaurants, nature/hiking trails, beautiful wildlife, lakes and rivers in the surrounding region. A vast range of shopping amenities are all in close proximity too, with several hospitals located in Perth, Smith Falls, Carleton Place and Almonte! We reside slightly west of Carleton Place, just off highway 7. We are about a 30 minutes drive or so, to Kanata. Our location is very secure with some private homes and farms in the area too. We are both easygoing folks by nature, direct and clear in our communications, very respectful and responsible. We are interested in finding an amicable and compatible tenant “preferably” for at least a 6 month to 1 year period or for a longer term basis, if mutually agreeable. The Tenant must be a non-smoker, tidy, respectful, responsible and in receipt of a dependable income. A single parent family with one child, are also welcome. Another living area adjacent to the room can also be made available, for an extra rental fee. Last Month’s Rent to hold the room in advance and First Month’s Rent due upon Moving Day.
