The bedroom has a large window to give you a reasonable amount of natural light. It has an old fashioned fancy design metal ceiling. The bedroom has a new laminated floor. It comes with a new Insignia 4.4 cu. ft. free-standing bar fridge. The bedroom was just painted from top to bottom. It has a nice view of the parking lot, and the Laundry Room. This location features a huge paved parking lot. Bedroom #3 is available to rent immediately. The heat, hot water, and lights are included. $595 (for the bedroom) • You come into this wheelchair accessible apartment from the front of the house. There is an open porch at the front which received a new pressure treated floor, and railings 3 years ago. The main entry to the apartment has hooks for jackets on the left, and some built in drawers. The main entry had it’s hardwood floors professionally refinished. - On your right is bedroom #1. It is large. The bedroom can easily fit a queen size bed with a couple of dressers. It has 3 good size windows to give you lots of natural light. In case of a fire, you could easily go out through any of these windows to safety. The bedroom had it’s hardwood floors professionally refinished. It was painted from top to bottom last year. You have a nice view of Needham Street, and the Laundry Room. - Bedroom #2 is also on the right side. It is medium in size. The bedroom can easily fit a queen size bed with a dresser. It is designed with a reversible door, this fridge features adjustable glass shelves, door storage, and a crisper to keep snacks, drinks, and other groceries chilled. • 570 Needham Street is a 2 storey brick house converted into 3 apartment units near Regent Street in the Downtown core of Fredericton. There is a 1 bedroom apartment in the basement, a 4 bedroom apartment on the main floor, and a 3 bedroom apartment on the second floor. Some of the electrical was upgraded in recent years. The main electric panel was upgraded from fuses to breakers. The house has an environmentally friendly hi-efficiency natural gas forced-air furnace from Liberty Utilities (formerly Enbridge Gas New Brunswick). All of the apartments at this location have their natural gas heat, and hot water included including the electricity through NB Power. There is plenty of free paved parking on the right side of 570 Needham Street, and especially at the back of the house. It is on the bus route. The snow removal, lawn care, and maintenance are included. • The coin-operated Laundry Room has a passcode lock, and a new video surveillance system for security. It is open 24 hours a day, 7 days a week for your convenience. The Laundry Room has 5 appliances. There is an electric stacked Maytag commercial front loading washer and Maytag commercial dryer at only $2 each. There is an electric GE commercial washer at a $1.50 per wash. There are 2 stacked Maytag commercial natural gas dryers starting at only $2 to dry your clothes. You just add extra quarters for extra minutes if needed. A 5-minute drive will take you to the Regent Mall with over 115 stores and services to choose from, and the Dr. Everett Chalmers Hospital (DECH). • The University of New Brunswick (UNB) is only a 10-minute walk from the building. The Fredericton College Campus of da Vinci College is only a 6.5-minute walk. The New Brunswick College of Craft and Design (NBCCD) is only a 10.5-minute walk. St. Thomas University (STU), New Brunswick Community College (NBCC), Atlantic Business College (ABC), and Maritime College of Forest Technology (MCFT) are mere minutes by car from 570 Needham Street. • The Security Deposit is the same as one month's rent. For example, if your rent is $595 then your Security Deposit is $595. I prefer to get all $595 of the Security Deposit up front with the $595 in rent when moving in. or If you need more time you can pay it in halves at $297.50 each month over 2 months at the first of each month with the $595 in rent. • Cats and dogs are allowed at all of my locations for an extra charge. If you choose to bring a cat with you it is $35 per month per cat. If you choose to bring a dog with you it is $55 per month per dog. I have extra parking spaces at some locations that non tenants can rent for only $79 per month. • I give you a 2 Year Rent Guarantee that your rent will stay the same for 2 years. A lease is required until August 31st, 2021. You would give 3 months notice in writing by May 31st, 2021 or earlier to terminate your lease for August 31st, 2021.
