They all have big bedrooms that will fit a king size bed with a bedroom set. The apartments have a good size kitchen with a full size frost-free fridge and a full size stove with lots of cabinet space for dishes, pots, and pans. The kitchen has a double stainless steel sink with most having a pull-out faucet. They have a good size dining room separate from the kitchen. There is lots of room for a table with chairs. The apartments have a big living room with a good size coat and jacket closet by the main entry. There is a full size bathroom with a bathtub and shower. It has an extra large linen closet just outside of the bathroom. These really are extra large 2 bedroom apartments. All apartments at 321 Regent Street have their natural gas heat and hot water included. • 321 Regent Street was built as a luxury brick apartment building around 1960 in the Downtown core of Fredericton. It is a 3 and a half storey, 16 unit apartment building with 4 apartments on each of its 4 levels. The building has an environmentally friendly hi-efficiency natural gas hot water furnace from Liberty Utilities (formerly Enbridge Gas New Brunswick). This is an adult building therefore no kids are allowed. The only kids that would be allowed are from current tenants who have children after moving in. I had 1 tenant who lived here for close to 40 years. There is plenty of free paved parking at the back of the building. It is on the bus route. The snow removal, lawn care, and maintenance are included. • The coin-operated Laundry Room has a passcode lock, and a new video surveillance system for security. It is open 24 hours a day, 7 days a week for your convenience. The Laundry Room has 4 appliances. There are 2 current model Maytag commercial front-load washers starting at only $2.25 each. These impressive Maytag washing machines feature a Powerwash® Cycle for only an extra $0.50 which gives you extra cleaning power by adding more agitation time, hotter water, and extra rinses. There are 2 stacked Maytag commercial natural gas dryers starting at only $2.25 to dry your clothes. You just add extra quarters for extra minutes if needed. The Laundry Room is located at the back of the parking lot on the side of 560 Needham Street. It was recently painted. A 5-minute drive will take you to the Regent Mall with over 115 stores and services to choose from, and the Dr. Everett Chalmers Hospital (DECH). • The University of New Brunswick (UNB) is only a 10-minute walk from the building. The New Brunswick College of Craft and Design (NBCCD) is only a 10.5-minute walk. St. Thomas University (STU), New Brunswick Community College (NBCC), Atlantic Business College (ABC), and Maritime College of Forest Technology (MCFT) are mere minutes by car from 321 Regent Street. • The Security Deposit is the same as one month's rent. For example, if your rent is $1,695 then your Security Deposit is $1,695. I prefer to get all $1,695 of the Security Deposit up front with the $1,695 in rent when moving in. • Cats and dogs are allowed at all of my locations for an extra charge. If you choose to bring a cat with you it is $45 per month per cat. If you choose to bring a dog with you it is $55 per month per dog. I have extra parking spaces at some locations that non tenants can rent for only $59 per month. • I give you a 2 Year Rent Guarantee that your rent will stay the same for 2 years. A lease is required until August 31st, 2025. You would give 3 months notice in writing by May 31st, 2025 or earlier to terminate your lease for August 31st, 2025.
