The rent in the agreement is listed at $2000 per month but there is a $150 per month discount so long as you adhere to the following terms. (a) the rent is paid in full on or prior to the first of the month (b) there is absolutely no smoking or pets (c) yard maintenance is taken care of by the tenant - this includes but not limited to mowing the lawn maintaining the garden beds of weeds and clearing the snow from the sidewalks (d) general maintenance of the interior and exterior of the house will be of the will be the responsibility of the tenant. This is to include but not limited to the general cleanliness of both the exterior and interior of the property and basic maintenance items such as changing lightbulbs as required. 2. The owner/landlord will conduct quarterly (every 3 month) safety inspections on the doors, windows, smoke alarms, fire extinguishers and change the air filter to the furnace. 3.
