| I don’t respond to ‘Is this Available.’ If the ad is up, it’s available. Beautiful, bright 2-bedroom basement suite in excellent condition in newer subdivision. Roughly 1000 sq feet. Separate entrance, washer & dryer in suite, 4-piece bathroom. Located in Dallas-Google Maps says ‘12 km to downtown Kamloops.’ Close to a bus route. Absolutely no smoking of any kind whether inside or outside, no partying. Pets negotiated on a case-by-case basis. Things to note: Small, unfenced strip of back lawn & sides of house area that are the responsibility of the basement tenant to keep up. Outside concrete stairs to get down to suite from the driveway. (Not suitable for strollers, wheelchairs, etc) One car can park in the driveway, and one on the street. This street is fairly close to the highway, and overlooks highway, river and views of the Valleyview hills. The interior is well-insulated for noise but highway noise can be heard outside. Insurance allows for only 2 unrelated occupants. Excellent references a must. $1950 + ½ Hydro & ½ Utilities. Must be able to show that you are well able to afford this amount of rent-whether by word from previous landlord, proof of existing job, etc. As a reference point only, the previous downstairs tenant’s full utilities costs for last year were $150 per month for all utility costs (Hydro, Fortis and City Utilities).
