Main Floor Suite for Rent – Inglewood, South Red Deer Posted on behalf of my Mom (Gail) Details: --Available May 1st --Rent of $1,900/month plus $280/month for 60% of utilities (natural gas, electricity, water, sewage and garbage/recycling collection) for a total of $2,180/month. These figures are non-negotiable. --Lawn cutting and snow removal services are provided by a professional company free of charge to the tenant since previous tenants have not done a good job with these tasks, so this is the best option going forward. --Bright and sunny upper, main floor fully legal separate suite in a south Red Deer home. 3 bedrooms, 2 full bathrooms, unfurnished, 1,260 square feet. Self-contained with its own front and back entrances, its own full kitchen and laundry. It has its own furnace. There is NO interior access to the lower separate legal suite where the homeowner and her adult son live. They have their own in-floor heating. Both suites share a very large water heater. -- $1,900 damage deposit On the day you move out, you’re expected to leave the suite and the grounds in the same condition as when you moved in, or your damage deposit will not be returned. This means hiring professional cleaners, as per the contract. --1-year lease required --Built in 2006 and has had many upgrades since. --The landlord and her son currently live in the lower suite. If at some point in the future the landlord or her son wishes to reoccupy the upper suite, 3 months notice will be given to the tenant to vacate. Additional Features: --Internet and cable NOT included (tenant can arrange service) --Two portable A/C units included --Large private back deck with BBQ hook up, and a front porch --Fireplace is inspected and safe, but not currently working — repairs can be discussed --Located in Inglewood, just off 19th Street — walkable to East Hill Shopping Centre and the community garden, on a transit route, and just minutes from major roads Parking: Curbside parking is available but not guaranteed, especially during street sweeping, snow clearing, and public use. Two dedicated off-street gravel parking spots are provided behind the home to comply with local bylaws. The garage is reserved for the homeowner, but tenants may plug their cars into the electrical outlet located on the side of the garage. Noise Policy: --Tenants are expected to maintain reasonable noise levels at all times. --Excessive noise will be considered a breach of the rental agreement, and only one warning will be given. --Quiet hours: 10:00 PM – 8:00 AM. For example, laundry use is not permitted during quiet hours due to bedrooms being located directly below the laundry room. Additional Rules: --NO smoking indoors --NO drugs --NO parties --NO dogs (one indoor cat or small, well-behaved animal only) --NO illegal activity (no warning will be given, only an eviction notice) Guests may only visit for a maximum of 3 days without prior approval from the landlord Tenants are responsible for: Watering the front and side yards — if the grass or trees on the property (not big city trees) die due to lack of watering, then the tenants must pay to replace them, as this is considered part of the suite. Failure to do so will be considered damage to the property. Tenants DO NOT need to cut the grass or shovel the snow as a lawn care/snow removal company will come and perform these duties. Application Requirements: --Proof of income --Work and tenancy references --Criminal record check --Tenant insurance must be in place before move-in Rent: Rent is due on the 1st of each month. An eviction notice will be issued if rent is late more than once. Rental Agreement Violations: If any terms in the rental agreement are violated more than once, the tenant will receive 14–30 days notice to vacate. We regret having to include this clause in the contract, but previous tenants have repeatedly disregarded the terms they agreed to follow.
