| We have a fully furnished or unfurnished (your choice) bedroom for rent in our newly renovated, non-smoking home available immediately. We are asking $500/month for room, all utilities, US/Canada Cable TV (500+ Channels), WiFi, cable internet access (750mb/s Fiber Connection), medium sized fridge and toaster oven in the room, as well as shared use of kitchen and laundry room. The room has a queen bed/mattress, dresser, closet, 28” LED TV connected to Android TV Box w/ Cable TV, Kodi, Netflix, Amazon Prime Video, and a computer desk. You would also have access to the basement bathroom, living room with 46” big screen TV and surround sound stereo system that is rarely used. We have in-floor heating in the basement so the basement is kept at a comfortable temperature no matter what the temperature is outside. We also have a SMART HOME SECURITY SYSTEM to protect the property and all belongings... We have a 11-year-old son who is with us every second weekend and his room is upstairs beside ours. Both my wife and I work Monday to Friday 8 to 5 so we are only home in the evenings and weekends. When our son is with us, he goes to bed around 10 pm. So, we expect the house to be quiet after 10pm on those two weekends each month. We are usually in bed around 10:30 – 11:00 pm during the week and stay up a little later on weekends. We have two small dogs and two cats. Both dogs are well behaved and well trained aside from being very excited to see you when you come home. Our house is kept very clean, with a cleaning lady who comes in weekly to clean floors. We expect the same cleanliness from whoever rents the room. We have a fully fenced well-landscaped yard that you can enjoy as well as a double detached garage for extra storage if needed. There is extra parking on the street and you would have access to plug your vehicle in if needed. Our house is a 10-minute drive to the college and has 2 bus stops within easy walking distance. We would also require a damage deposit with first month's rent (negotiable) and references.
