We have a few 1-bedrooms and 2-bedroom suites that are available throughout the City of Edmonton. We have been partners with The City of Edmonton Police Department for almost 10 years on a program called The Crime Free Program. This helps us show to out tenants that we are committed and dedicated to making sure that all of our tenants feel safe and comfortable whether they are walking around in the parking or down the hallways! We have some 1-bedroom suites starting at $750.00 and a few 2-bedroom suites starting at $950 and they do go up from there. Our rents are based on the square footage of the suite, location, is there a balcony, parking, how many appliances, as well as the extent of the renovations that has occurred to the suite all helps us factors a price when it comes to rent for each of our properties throughout Edmonton. Most of our suites at our 6 properties have been renovated from top to bottom, which would include new countertops, cupboards, lighting, vanities, flooring, baseboard and casing. The suites have been painted throughout with the appliances being replaced at the time of the renovation. Each of our suites includes blinds for the windows and curtains for the patio doors. Each suite includes 1 parking spot except at the McQueen Gardens Property where parking is limited so therefore, we do charge $25 per month. Once you are on our website you will find that it is easy to navigate and full of information and pictures. It is mobile friendly, which will provide you easy access to all of our vacancies and properties. Most of your questions can be answered from your figure tips as we have do have a Question and Answer page to help with most of your questions or concerns that you may have. On our website you will find information like: What is included in your rent for utilities, what is the required amount for the security deposits, where is the property located, is it pet friendly, how large is the suite, does it have a balcony, which floor is the suite located on, is it and adult or child friendly property and the list goes on. Please note that we DO NOT offer month-to-month lease. Our shortest term is 6-months. For anyone that maybe looking at our website and you are out of province or maybe out of country we do offer a 3-month trail lease if you are not able to see the property before signing the lease. We want to make sure that everyone is comfortable with the property and the terms and of courses that you don’t feel trapped into something that was over promised, as you could not see the suite or property. Again, the website does have Google Map Services which will show you in detail each of the location of the properties in Edmonton. We believe our maintenances program and onsite managers give us a step up on our competitor, which makes a large difference for all of our tenants. With OAK POINT DEVELOPMENTS (OPD) our customer service is our number 1 goal, as we want all of our tenants to feel safe and comfortable at any of our properties. Our team is very friendly and very professional, and you will never feel that your concerns will take weeks to get a response or to be fixed. Please keep in mind that if you are going to comparing us to the other rental companies here in Edmonton, you need to ask them: Will they take your concerns or issue within 24hrs of receiving that email or call from you? Are they on the Crime Free Program? Have their suites been renovated? Do they have on site managers? DO they have their own maintenance team? Do they do Bed bug testing 2 to 3 times per year? Please note you will not be dealing with a middleman or a property management company who takes weeks to respond because they need to run the issue by the owner as we own and operate all of our properties. At this time, we are offering a $350 move in bonus on qualified application and suites based on signing a 1-year lease on a few locations.
